The answer

Use the live inventory below to compare active listings, properties under contract, and asking prices. Counts change as the feed updates. The displayed timestamp identifies the latest refresh available on this page.

An asking price shows what a seller is requesting. A pending status indicates a contract, but does not establish the eventual closed price. See Eugene homes for sale for the listings behind the numbers.

Listings tracked counts active and pending listings in this feed. Active listings are not under contract, and an active status is not a guarantee that a property can be toured. Pending includes listings under contract, including bumpable status where the feed marks it. The median active asking price is the middle asking price among active listings in that ZIP, not a sold price. These postal ZIP codes are not the same as Eugene city limits. 97477 is Springfield and is not included in the Eugene ZIP total.

These are Redfin's calculations from MLS and/or public records, not a separate Team Burke closed-sales calculation. A ZIP code can include several neighborhoods and extend beyond city boundaries. What a change in the median tells you

The median is the middle sale price in the selected group. It can move because property values change, because a different mix of homes sells, or both. A higher median does not prove that every homeowner gained that percentage in value.

The same caution applies to a lower median. To understand an individual home, compare recent sales with similar size, condition, lot characteristics, location, and features. A small set of unusually expensive or inexpensive sales can make a local comparison less representative.

Luxury homes can be included in an all-home-type dataset when they meet its geographic and reporting criteria. They are not automatically excluded because their prices are above the median.

Sale price, asking price, and estimated value

Each of these measures describes something different. Keep the label and the date with the figure.

Median sale price

This is the middle price among qualifying closed sales. Compare the same geography, property types, and period.

Median active asking price

This is the middle asking price among currently active listings in the selected feed. It describes today's advertised choices.

Modeled home value

This is a provider's estimate based on its methodology. Use it as context alongside property-specific evidence. For example, Zillow's Eugene Home Value Index showed $475,563 as of August 31, 2026, up 0.8% over a year. It measures something different from the closed-sale median above. The two figures should retain their own labels and dates.

Comparable sales analysis

This looks at recent relevant sales for a particular property. It is the basis for a pricing or offer strategy.

What buyers should look at

Start with the homes that meet your budget and requirements. Compare their condition, time on the market, price history, and likely ownership costs. Then look at relevant closed sales to understand how the asking prices relate to completed transactions.

A citywide trend does not tell you how much competition a particular listing will attract. Have financing and decision-making ready, while leaving time for the inspections and other review appropriate to the property.

Our first-time buyer guide covers the buying process. If your search crosses city lines, compare Eugene and Springfield using homes that meet the same requirements.

What sellers should look at

Your home's direct competition is the group of properties a buyer might choose instead. Review those active listings alongside recent comparable sales, including the differences that could affect price.

Condition, repairs, presentation, access for showings, and the asking price all belong in the listing plan. Set a schedule to review feedback and market activity once the home is listed. The plan should respond to evidence rather than assume a citywide median will determine the result.

Questions about the Eugene housing market

What is the median home price in Eugene?+

The dated table above gives the verified all-home-type sale benchmark and its reporting window. For a current home search, compare that context with live listings and recent sales of the kind of property you want.

Is the average home price the same as the median?+

No. The average adds the prices and divides by the number of sales; the median is the middle value. The two can differ substantially. Check which measure a report uses before comparing it with another.

Are Eugene home prices going up or down?+

The citywide sale-price benchmark declined modestly year over year in the period above, while ZIP-level results varied. That does not establish the direction of every property's value or predict the next reporting period.

Is Eugene a buyer's or seller's market?+

Conditions vary across the available inventory. The practical question is how many comparable choices buyers have and how those homes are selling. Review the relevant price range and property type before choosing an offer or listing strategy.

How long do homes take to sell?+

Redfin's reviewed Eugene sales-trends panel lists median days on market at 16 for its August 2026 display. That is a historical measure, not a guaranteed marketing period or the total time through closing. A particular property can take much longer or sell more quickly.

How many homes are for sale right now?+

Use the live table and its refresh time. Read active and pending counts separately, and remember that this website's search coverage may differ from another provider's inventory.

How many months of supply does Eugene have?+

Months of supply compares available inventory with a defined pace of sales. An active-listing count alone is not enough to calculate it. Ask for a report that states the geography, property types, sales period, and method.

Can a market report tell me what my home is worth?+

It provides context, but an individual pricing analysis needs the home's features and relevant comparable sales. The closest three houses are not automatically the best comparisons.
