Cost of living in Eugene, Oregon

Calculators will give you one number. Housing is the swing line, and housing is the zip. That is the part a national index will not tell you.

The answer

Public indexes in September 2026 put Eugene about 8–9% higher than the U.S. average, with housing roughly 17% above the national average. a bit cheaper than Oregon overall on some indexes. Portland’s overall cost of living runs a few percent higher than Eugene’s. None of that is your grocery bill in 97405 versus a first house in Bethel. Shawna Locken runs relocating and first-time files. We map the house, then the rest of the budget.

Housing is the cost-of-living decision — by pocket, not by city widget

What the calculators actually measure

Cost of living in Eugene, Oregon is a relocator search. MIT will tell you a living wage for the metro. Apartments.com and RentCafe will tell you Eugene sits a little above the U.S. average, mostly because of housing, and a little under some statewide Oregon averages. Those pages are useful. They are not a 97402 ranch and they are not a south-hills view.

Housing is not “Eugene.” It is a zip.

A household budget that works in Bethel or Springfield can break on 97405 or Coburg Hills. Insurance, a commute to UO or PeaceHealth, and whether you need two cars are the next lines. We will not pretend groceries are why people bounce. They bounce because they shopped a median and listed a ridge.

Portland and California math

A Portland sale does not automatically buy south Eugene. A Bay Area number looks huge until you meet a clean listing with two offers. Read Eugene vs Portland housing on the journal, then bring the net sheet. We will map it to a pocket before you book flights.

Wages, rain, and the rest

MIT’s living-wage tables for Eugene-Springfield are the honest wage conversation — family size changes the number. Rain is free and constant. Wildfire smoke is not in the index and some Augusts it is the quality-of-life line. If you want the verdict on whether to come at all, that is the living-in-Eugene page. This page is the bill.

Worked thought experiment

Bay Area equity vs a 97405 list price

You sell in California and the number looks like it buys anything. Then you want south hills light and a shop, and the Eugene median is suddenly a rumor. We run that file constantly: cash or large down payment, still competing, still needing a Lane County lender conversation. Shawna will not let you shop like Marin.

Questions we actually get

What is the cost of living in Eugene, Oregon?+

Indexes put the city a bit above the U.S. average, mostly because of housing. Your number is the zip: 97402 is not 97405. Team Burke will map a household budget to actual streets.

Is Eugene cheaper than Portland?+

Usually on an overall index. It is not a one-for-one house swap. A strong Portland sale can still miss a south-hills view house. Bring the net sheet.

Is Eugene cheaper than California?+

Housing often is. You still compete for clean listings, and you still pay Oregon income tax. Cost of living is not “everything is cheap.”

What salary do I need to live in Eugene?+

Use MIT’s living-wage tables for the Eugene-Springfield metro by family size, then add the house you actually want. A widget that ignores 97405 is a toy.

Is housing the most expensive part of living in Eugene?+

On the indexes, yes — housing runs well above the national housing average. Utilities, groceries, and a car still matter. Housing decides whether the move works.

How does Springfield change the math?+

Often more house per dollar while keeping a metro job. Schools and the commute still have to fit. It is not “Eugene but discounted” on every street.

Should I rent first?+

If you have not walked the rain in January, sometimes. If you already know the pocket, buying with a local broker is the file we run. Shawna will say which you are.

Who should I talk to about a relocation budget?+

Shawna Locken for first-time and family moves. Email shawna@teamburke.org. Jon if the next house is luxury or ranch.

What is the cost of living in Oregon?+

A statewide index hides Portland vs Eugene vs the coast. This page is Lane County zip math. The state-level fork is living in Oregon.
