The query that ranks is the city. The house that fits is a pocket. South Hills and 97405 are views, slope, and south Eugene schools. Cal Young and Oakway are family demand that stays competitive because people type the name. Santa Clara and River Road are north-metro value. Bethel is workforce housing in 97402. The Whit is character and bike infrastructure under the south-Eugene premium. 97408 and the golf corridor are a different price conversation entirely.
Team Burke lists and sells across that map — Van Duyn acreage, Spyglass golf-adjacent, in-town family houses, and the files that never should have been treated like a portal dump. If you are coming from Portland or California, the first job is orientation: which ridge, which zip, which commute. Two buyers with the same budget can land in completely different worlds. A mid-$400s budget in the Whit is a craftsman and a bike. The same number in Cal Young is a cul-de-sac and a two-car garage.
Eugene versus Springfield
This is the comparison relocators actually search. The cities sit on the same river and share an airport. The drive is 10–15 minutes. The personality is not. Eugene is the university city: more neighborhood types, more walkable pockets, more luxury inventory, and a modest premium. Springfield is the value and new-construction side of the metro, with Thurston, Gateway, Main Street, and the McKenzie start. Public 2026 reads typically put Eugene around the high-$400s to ~$490k and Springfield tens of thousands lower — often cited near $420–445k citywide, with Thurston a bit above the Springfield average.
Live in one, work in the other. That is normal here. RiverBend healthcare workers do it every day. UO staff do it in reverse on Franklin and EmX. The mistake is letting a city-level median decide the house. A Thurston new build and a south-hills 1970s ranch are not substitutes. Tour both if the budget is the tiebreaker. Eugene versus the rest of the county
Creswell is the land move that still commutes on I-5 — Ironwood and Howe Lane are not Santa Clara with a longer driveway. Cottage Grove is a south-county town; pricing and days on market do not copy-paste from 97405. Junction City is a town and a field north on 99. Veneta is Fern Ridge, not the dunes. Florence is a coastal calendar about an hour on 126 — insurance, flood, and whether the house can be a winter house matter more than a valley median.
The McKenzie is a corridor, not a suburb. Walterville still commutes to Springfield. Leaburg is the dam and the lake. Vida is mid-canyon. McKenzie Bridge is the mountain. If you typed “Eugene homes” and meant a river cabin, we will send you to the right page before you tour the wrong zip.
Schools, commute, and the map relocators miss
4J versus Bethel is the first split. Inside 4J, the south-Eugene elementary conversation is the one that moves offers. We do not promise a school from a neighborhood nickname. Bring the address; we run the boundary.
Commute is three maps: campus / downtown, RiverBend / Springfield, and I-5 north. Cal Young and north-metro win the freeway. South Hills and College Hill win the light and lose the flat lot. Whiteaker wins the bike and loses the quiet industrial edge. If you work at the airport, Creswell enters the tour. If you work at RiverBend and the budget is doing the work, Springfield is not a consolation prize.

Buying: we read inventory daily and move when the right house appears — not after a listing has been beaten up online. Inspection, slope, flood, HOA, and middle-housing infill on older streets are the job.
