Coastal inventory does not track Eugene week-to-week. Lane County sold-median reports often exclude Florence for a reason. Insurance, flood, and whether the house is a second home or a full-time move move the number more than a valley median.

Commute

Highway 126 is the valley run — about an hour to Eugene when the pass is honest. Highway 101 is the coast. This is not a Beltline commute. Second-home buyers already know that; full-time movers need to feel it once in January.

Schools

Siuslaw schools serve Florence. That is a different conversation than 4J or Springfield. Confirm the line if you are buying on the Glenada or Dunes edge.

Florence is not a zip of Eugene

Florence versus the valley

Eugene and Springfield are employment and school markets with a coastal weekend. Florence is the weekend that became the address. Inventory is thinner. The buyer pool is national. Days on market do not copy-paste from 97405.

Veneta sits on the same highway and is still a valley town. If you want water and a job in Eugene, stop at Fern Ridge. If you want salt and 101, keep driving.

How we sell the coast

Coastal syndication is not an Eugene yard sign and a hope. Photography has to survive fog. The listing has to reach the second-home buyer who is not refreshing a local portal. We will also tell you when the house is a rental fantasy and when it is a home.

    Pricing Florence like a cheaper Eugene

    It is not cheaper Eugene. It is a coastal file. Days on market, insurance, and the buyer pool are national. A 97405 DOM will lie.

    Skipping the January drive

    126 in July is a postcard. 126 in a coast-range storm is the commute. Full-time buyers should do it once before they offer.

How far is Florence from Eugene?+

About an hour on Highway 126 in clean weather. That is the real commute. If you need to be on campus or at RiverBend daily, Florence is a weekend house unless you have already chosen the drive.

Do I need special insurance on the coast?+

Often yes — flood, wind, and older construction change the file. We put insurance on the table before you fall in love with a deck that faces the weather.

Is Florence a good rental market?+

Some streets are. Old Town and 101-adjacent houses are not automatically a spreadsheet win. We run occupancy, HOA, and insurance before we call it an investment.

Is Veneta a cheaper way to get the Florence lifestyle?+

No. Veneta is a lake and a valley job. Florence is dunes and 101. If you want both, you are shopping two houses.
