The answer
Florence Oregon real estate is zip 97439 — Old Town on the Siuslaw, Highway 101, dunes, lakes, and parks that do not behave like Cal Young. An hour on 126 is the real commute. Insurance and flood matter more than a valley median. Melissa Stiltner moved from Florence to Eugene after high school and still runs coastal files. This page is the inventory hub. The realtor page is how you hire her. We will not price a Bay Street walkup like a Santa Clara ranch.
Where Florence inventory actually lives
| What you are buying | Watch first | |
|---|---|---|
| Old Town | Walkable river, tourist energy, lock-and-leave if the HOA and flood story work | Parking, flood, whether you will use it in February |
| Highway 101 / Heceta / Glenada | Houses and estates on the coastal strip, not a valley subdivision | Wind, insurance, and whether the driveway survives a storm |
| Florentine Estates | A named park people type on purpose. Not “Florence nearby.” | Park rules, space rent vs land, and the real monthly |
| Greentrees / Coast Village | Manufactured-on-land and park product that looks cheap until you price the pad and the wind | Title, park documents, lenders who will actually fund it |
| Mercer Lake / Woahink | Lake houses. Pretty water is not a closing. | Septic, access, and whether the bank likes the lot |

Florence is not a suburb of Eugene
Homes for sale in Florence Oregon and Florence Oregon realty are the same search with two spellings. People want houses on the coast. Valley agents who paste a Eugene market paragraph miss the listing. Inventory is thinner. The buyer pool is local plus second-home. Days on market do not copy from 97405. Lane County sold-median reports often leave Florence out for a reason.
Insurance, flood, and the winter house
Price the policy before you fall in love with the deck. Flood maps, wind, and whether you will actually occupy in January decide the file. A second home that sits empty six months is a different product than a full-time move. We will run that math. If the story is a turnkey Airbnb, we will say when the numbers are theater.
Siuslaw schools, not 4J
Florence is Siuslaw. That is not South Eugene High and it is not Springfield. Confirm the line if you are buying on the Glenada or dunes edge. School-shopping families who need 4J should stay in the valley — or keep Florence as the weekend house.
Hire vs inventory
This URL is homes and the map of pockets. If you typed Florence Oregon realtor, that is a different page — same desk, Melissa, hire intent. Do not make Google choose between two copies of the same essay.
A real fork
California equity, a winter they have not felt
The photo is July. The file is: flood cert, insurance quote, and a Tuesday in February on 126. We shortlist Old Town versus a 101 house versus a lake, skip the souvenir loop, and only write if they will use the house when it rains. Melissa has lived both ends of that drive.
Questions we actually get
Are there homes for sale in Florence, Oregon?+
Yes — Old Town, Highway 101, parks, and lake houses in 97439. Inventory is thinner than Eugene. Team Burke pulls the live MLS. Call Melissa Stiltner at 541-225-8815.
Is Florence, Oregon a good place to buy a second home?+
If you will actually use the winter, yes. If you want a brochure and a rental spreadsheet, we will run the numbers and tell you when they are fiction.
How far is Florence from Eugene?+
About an hour on Highway 126 in clean weather. That is the commute. Feel it in January before you offer.
What is Florentine Estates in Florence?+
A named park people search on purpose. Rules, space rent versus land, and the monthly are the file — not a Zillow card. We will read the documents before you write.
Is Greentrees or Coast Village a good buy?+
Sometimes. Manufactured and park product can look cheap until wind, park docs, and lenders show up. Same desk. Different checklist than a stick-built 101 house.
Do I need a Florence realtor if I already have an Eugene agent?+
You need someone who sells on the coast. Team Burke does. Melissa will not price Old Town like Cal Young.
What about waterfront homes in Florence?+
River, lake, and ocean are three files. Insurance and the bank do not treat them the same. Start here, then the Lane County waterfront page if the lot is actually on water.
Which schools serve Florence?+
Siuslaw. Not 4J. Not Springfield. Confirm the line on the Glenada or dunes edge if that is the reason you are buying.
Is Veneta a cheaper Florence?+
No. Veneta is Fern Ridge and a valley job. Florence is dunes and 101. If you want both, you are shopping two houses.
How do I see current Florence listings?+
This page shows what we have indexed. For the rest of 97439, email melissa@teamburke.org or call 541-225-8815. Portals are a map. The desk is the file.
