Old Town is the postcard — and the traffic
Bay Street, the bridge, river light, visitor energy in summer. It is walkable. It is also a tourist corridor. If you want that every evening, Old Town is the pocket. If you want that twice a year, stay in the valley and take the day trip. Melissa will not let a July dinner pick a flood-zone cottage.

January 126 is the showing
Eugene to Florence is about an hour when the Coast Range is honest. In a storm it is the commute. Full-time movers should do it once in January before they offer. Second-home buyers already know. Insurance, flood, and wind are the Florence homes page — this page is whether the weekend is real.
101 versus the river versus the lakes
Ocean-adjacent, Siuslaw river, Woahink / Siltcoos / Mercer: three files. Pretty water is not a closing. Glenada is across the bridge and quieter. Heceta is the north-101 weather. Loved the dunes on Saturday — buy 97439 or keep 126 as a day?
If they will occupy in February, Melissa shops Old Town versus a 101 house versus a lake with insurance on the table. If they will not, they keep the Eugene file and we book the next coastal Saturday. A 2021 travel blog does not make that call.
