Bay Street, the bridge, river light, visitor energy in summer. It is walkable. It is also a tourist corridor. If you want that every evening, Old Town is the pocket. If you want that twice a year, stay in the valley and take the day trip. Melissa will not let a July dinner pick a flood-zone cottage.

January 126 is the showing

Eugene to Florence is about an hour when the Coast Range is honest. In a storm it is the commute. Full-time movers should do it once in January before they offer. Second-home buyers already know. Insurance, flood, and wind are the Florence homes page — this page is whether the weekend is real.

101 versus the river versus the lakes

Ocean-adjacent, Siuslaw river, Woahink / Siltcoos / Mercer: three files. Pretty water is not a closing. Glenada is across the bridge and quieter. Heceta is the north-101 weather. If they will occupy in February, Melissa shops Old Town versus a 101 house versus a lake with insurance on the table. If they will not, they keep the Eugene file and we book the next coastal Saturday. A 2021 travel blog does not make that call.

Is Cape Perpetua near Florence?+

Yes — a short drive north on 101 toward Yachats. Views and tidepools. Confirm USFS hours and parking. It is a Florence-base day, not a Yachats housing page.

Is Florence worth visiting from Eugene?+

Yes as a day if 126 is clear. It is a different question as an address. Feel the drive in January before you shop a house.

What is there to do in Florence in the winter?+

Storm watching, empty beaches, Old Town without the crush, museums, and dunes access that still follows USFS closures. Summer restaurants and cave lines are not the winter file.

Are the Oregon Dunes in Florence?+

The National Recreation Area is the Siuslaw National Forest along this coast. Florence is the town we use as the base. The dunes page splits hiking, OHV, and sandboard.

Is Sea Lion Caves worth it?+

Sometimes. Weather, swell, and the line decide. We will not quote a ticket price that will be wrong next season. Check the operator.

Old Town or Heceta if I want to live there?+

Old Town if you want walkable river and can live with visitors. Heceta / 101 if wind and ocean are the point. Insurance is the second price on both.

Is Veneta a cheaper Florence?+

No. Veneta is Fern Ridge and a valley job. Florence is dunes and 101. If you want both, you are shopping two houses.
