Fairmount is a place name with a history, not a polygon
Fairmount City was drawn in the 19th century and annexed in 1902. The wide lots and the boulevard curve are the plan, not an accident. Housing is mostly bungalows and 20th-century revival, 1900–1940. That is why guides put it in the $600k–$900k band and why faculty and physicians keep landing here.
Team Burke prices to the house. There is no honest Fairmount average. Thin, high-consideration inventory is the market.
Hendricks, campus, and Laurel Hill
Hendricks Park — Eugene’s oldest, rhododendron garden, forested trails — is the amenity. The University of Oregon is the east-edge job. Laurel Hill over the hill is the quieter satellite with some newer construction and a better I-5 shot at the hospitals. If you said Fairmount and meant Moon Mountain new build, say so.
Fairmount versus College Hill, Amazon, and South Hills
College Hill is village-scale between Willamette and Friendly, hillside views, often a half-step down in price. Amazon is park-and-family mid-century. South Hills is the ridge. Fairmount wins if the brief is historic in-town luxury next to Hendricks. It loses if you need a three-car garage and a flat lot.
How we sell an old expensive house
Photography has to show the lot and the trees, not just the kitchen. Buyers coming from newer construction will underestimate maintenance; we put it on the table. If the house needs a Fairmount story to justify the number, the number is wrong.

South / southeast Eugene, east of campus, anchored by Hendricks Park. Zips 97403 and 97405 both show up. Tour the boulevard, not the zip.
Is Fairmount the most expensive neighborhood in Eugene?+
It is consistently the upper in-town band. South Hills view streets and 97408 acreage can print higher. “Most expensive” is the wrong question. The house is the question.
Fairmount or College Hill?+
Fairmount for Hendricks, historic lots, and the campus-east story. College Hill for village commercial, hillside views, and often a slightly softer number.
Is Fairmount good for University of Oregon faculty?+
That is a core buyer. Bike and walk work. Confirm parking, ADU / middle-housing infill on the block, and whether you want student-adjacent nights.
What should I inspect in a Fairmount house?+
