When people say “the hills,” they usually mean 97405 slope, ridgeline light, and a south Eugene school conversation — not every pin Zillow dumped into South Hills. Crest Drive, Fox Hollow, and the streets that only look like the ridge on a map are different files.
South Hills at a glance
Price bands are 2026 public-guide ranges, not a Team Burke CMA. We price the house.
| Best for | Price posture | Feel | |
|---|---|---|---|
| Crest Drive | The street people type inside the hills | Often the expensive edge of the pocket | Named, established, view talk |
| Ridgeline / Spencer Butte edge | Trail access, quieter nights | Lot and light, not a subdivision | Doug fir, slope, wildlife |
| Fox Hollow | More trail, less downtown | Often under Crest — still 97405 | Outdoor, extra minutes |
| Lookalike 97405 | A map pin that is not the ridge | Can look like a deal | We will say so before you tour |

Start here if
This is the first-call triage. Portals dump every pin in one county. We send you to the right town.
Want the view and will live with the slope
Want Hendricks, UO, and historic stock
Want a park, pool, and mid-century ranch
Want newer product and a flatter lot
| Name | Feel | Price posture | Start here if |
|---|---|---|---|
| South Hills | Views, slope, 97405 light | Above city median — often well above | You said “the hills” and meant it |
| Crest Drive | The street people type inside the hills | Public reads often ~$600k median sold band | You already know the street |
| Fox Hollow | More trail, quieter, still 97405 | Often under Crest; listing samples swing | You will trade minutes for Ridgeline access |
| Fairmount | In-town historic, Hendricks, UO edge | Guides often $600k–$900k | You want character and campus, not a ridge |
What “South Hills Eugene homes for sale” actually means
It is one of the highest-intent neighborhood queries in Lane County. Portals already index it. Ranking it requires telling you which streets feel like the hills — Crest Drive, the Ridgeline / Spencer Butte edge, Fox Hollow adjacent — and which pins only borrowed the label.
Team Burke sells 97405 regularly. Luxury here is not a gate. It is architecture, lot, and light. If you are selling, staging and photography matter more than in a flat subdivision because the first frame has to prove the view. Jon Burke runs the luxury files. The desk still prices to the house.
Streets that count — and streets that pretend
Crest Drive is the name buyers already type. Fox Hollow is the quieter, more trail-first ridge — its own page, same conversation. Between them are lanes that look like “the hills” on a satellite and feel like a regular south-Eugene street on a Tuesday. We will not let a saved search mix them.
Southwest Eugene south of 28th and west of Willamette is hilly and scenic too, and some of it feeds Churchill. If your brief is South Eugene High, say so. The map will not.
South Hills versus Fairmount, Amazon, and Thurston
Fairmount is campus-side history and Hendricks Park — big lots, 1900–1940 stock, a different kind of expensive. Amazon is the park, the pool, and mid-century ranches. Thurston is the Springfield version of “named pocket with a view,” newer and flatter, different district. If the budget is doing the work and you do not need 4J south, start in 97478 and use this ridge as the premium check.
How we buy and sell the ridge
Buying: weekday tour, rain walk, drainage and tree conversation, school line on the address. Selling: the listing lives or dies in the first three photos. We do not use a South Hills average on a street that does not have the light.
Mistakes we stop on the first call
01
Buying the polygon, not the ridge
Portals label a lot of 97405 “South Hills.” Some streets have the light. Some have the name. Tour Crest, Fox Hollow, and the lookalike in the same afternoon.
02
Using a city median on a view listing
A $490k Eugene read is the wrong tool. Slope, trees, and whether the first photo proves the view move the number more than a zip average.
03
Assuming the school from the neighborhood name
South Eugene is a lifestyle. The elementary is an address. We run 4J before you offer.
Who it fits
- Move-up and luxury buyers who want privacy, ridgeline light, and south Eugene schools
- Sellers whose first photo has to prove a view
- People who will tour in rain and still want the slope
Who it does not
- Anyone who needs a flat lot and a three-minute grocery run
- A first purchase under the city median
- Buyers who actually wanted Fairmount / campus walkability
South Hills versus nearby
Portals dump the polygon. Buyers win when they pick the right street. This is the comparison we actually run on the first call.
Nearby pockets
The next ridge over is usually the real comparison — not the city median.

Questions buyers actually ask
Is South Hills the same as 97405?+
No. 97405 is a zip. South Hills is the ridge conversation inside it — Crest, Fox Hollow, Ridgeline edges. Plenty of 97405 is not “the hills.”
What are South Hills home prices in Eugene?+
Greater South Eugene is often cited in the mid-$500s in recent local guides, with view and larger houses well above that. Crest Drive sold samples have printed around $600k. We will not quote a South Hills average as your number.
Are South Hills schools “the good ones”?+
Families type South Eugene High and a short list of 4J elementaries. That is address-based, not nickname-based. We verify before you offer.
South Hills or Fox Hollow?+
Same south-hills conversation. Fox Hollow is usually quieter and more trail. Crest is the street name people already know. Tour both in one afternoon.
South Hills or Thurston?+
Thurston if you want newer, flatter, and Springfield math. South Hills if the view and the 4J south conversation are the brief. They are not substitutes.
