97477 is Gateway and closer-in. 97478 is Thurston, High Banks, and the start of east-county dirt. Wallace Creek and High Ranch sit in a different conversation than a 1,500-square-foot starter. Then the map tips east: Walterville is the first McKenzie town. Do not price it like this pocket.

Thurston versus Cal Young and South Hills

Cal Young is the Eugene analog — Oakway, Sheldon, older grid, 4J. South Hills is slope and south-Eugene schools. Thurston usually wins square footage and year-built. Eugene wins the university city and the named 4J conversation. Tour both if the budget is the tiebreaker. Start here if RiverBend is the job.

Well-priced Thurston can still move in a week. That is not a reason to skip inspection. New construction needs a punch list. View lots need drainage. Cheyenne Black works the dirt and view files east of Springfield. The first photo on a listing has to beat Cal Young, not just the house next door.
