Relocation guides still quote a $30–50k gap. That gap is real at the city level and useless on the wrong street.

A Thurston new build and a south-hills 1970s ranch are not substitutes. A Cal Young ranch and a Gateway starter are not a “Springfield discount.” We price the house. Portals print the city.

Schools and the commute people miss

Eugene is 4J for most of the city and Bethel in the northwest. Attendance lines move block to block — two houses on opposite sides of a street can feed different schools. Springfield is one district. Families type Thurston. We still confirm the line.

The drive between cores is 10–15 minutes. EmX covers campus to RiverBend. The Beltline between I-5 and Delta, and the 6th/7th couplet, back up on weekday mornings. A Saturday open house will not show you that. Live in one, work in the other. RiverBend healthcare workers and UO staff do it every day.

Neighborhoods, not nicknames

Eugene has more pocket types than almost any Oregon city its size: South Hills and 97405 views, Fairmount and Hendricks, Amazon and the park, Cal Young and Oakway, the Whit under $500k, Santa Clara and Bethel for entry, 97408 acreage that is not the town of Coburg.

Springfield trades some of that variety for value and elbow room. Thurston is the named family pocket. Gateway sits between the cities. Downtown / Washburne is the Main Street revival. Then the map tips east — Walterville is the first McKenzie town, not a Springfield subdivision. Most of Springfield is flatter. That matters on tour day and on move day.
