Eugene citywide still reads roughly high-$400s to ~$490k; that does not mean every California buyer is automatically highest and best on a $1.2M 97405 house. Sellers here have read the California letter. Bring a Lane County-fluent pre-approval or proof of funds that match the offer.
Rain, ice, and the ridge that looked like Marin
South Hills and Coburg Hills fail in ice the way Marin does not. Tour the driveway in rain. Walk the slope. Florence is a coastal insurance and winter-use decision — about an hour on 126 — not a Carmel substitute bolted onto a valley hunt. Springfield is often the honest house-per-dollar answer. We will say so.
Prop 13 is not Measure 50
California buyers expect a locked-in tax story. Oregon property tax is Measure 50 — assessed value, compression, and a different annual conversation. Read the property-tax page before you treat the Oregon payment like a California escrow estimate. Official overview: www.oregon.gov/dor. Sales tax is still 0% at the register; income tax is not 0%. The sales-tax pillar is the short answer.
Two pockets, not a California Saturday loop
Pick Cal Young or Santa Clara for family and flatter lots. Pick South Hills or Coburg Hills for views and estate scale. Do not mix a ridgeline estate and a Bethel starter on the same day. Local lender conversation, midweek pocket tours, and offers that survive Lane County scrutiny. Overpaying for the third-best house on a ridge because a group chat in Marin feared missing out is still overpaying. We would rather lose the listing than let you buy the wrong quiet.
