Shop the valley while the Seattle close is in motion

Rain is not the surprise. Housing is.

Seattle buyers already packed Gore-Tex. Eugene’s airport climate is a Willamette Valley winter — grey, wet, not a Puget Sound marine layer with the same housing market. Tour the driveway in rain anyway. South Hills and Coburg Hills still fail in ice. The rain page cites NWS so this URL can stay on the house file.

A King County number is not a Cal Young contract

Cash and large down payments win showings. They do not fix remote underwriting, a slow inspection contingency, or shopping five zips because Zillow looks cheap versus Wallingford. Eugene citywide still reads roughly high-$400s to ~$490k; that is not every Seattle seller’s target house. Bring a Lane County-fluent pre-approval.

I-5 is not a commute. It is a move.

Seattle to Eugene is a relocation, not a longer Bellevue drive. Temporary housing in the buy pocket beats a year of “we will figure it out.” If HR owns a start date, use corporate relocation. If the job is RiverBend, start on homes near PeaceHealth — then the tour.

Two pockets, not a Puget Sound Saturday loop

Pick Cal Young or Santa Clara for family and flatter lots. Pick Springfield / Thurston when square footage is doing the work. Pick South Hills only if slope is the brief. Do not mix a ridgeline estate and a Bethel starter on the same trip. Shawna names two.

Is it cheaper to live in Eugene than Seattle?+

Often on purchase price. Oregon’s 0% sales tax is real and incomplete — income tax and Measure 50 still show up. Bring the King County net sheet. We map it to a street.

Is Eugene rain worse than Seattle rain?+

Different pattern, similar winter grey. Eugene’s airport climate is a valley total around 41 inches a year, most of it October–May — details on the rain page. Tour the house in it.

Why do Seattle buyers still lose houses in Eugene?+

Remote lenders, slow terms, and shopping like a cheaper suburb. Local lenders, midweek tours, and a broker the listing side already answers still win files.
