Start with a local lender letter — not a national app screenshot. Lane County appraisals, older systems, and manufactured-on-land all have quirks. Then pick two pockets. Mixing Bethel and South Hills on the same Saturday is how first-time buyers waste a trip.
The pockets that stretch
97402, Santa Clara, and Springfield still do the most work for a first payment. Cal Young and Amazon cost more for schools and a flatter lot. Shawna taught elementary school — she will map the driveway, not sell you a ranking.
Hire a buyer’s agent on purpose

Do I need a realtor as a first-time buyer?+
Yes if you want someone who will lose a house rather than win a bad one. The listing agent does not work for you.

Sometimes. More often the payment fits Bethel, Santa Clara, or Springfield. We will say that out loud before you tour Crest Drive for fun.
Are Springfield homes a good first purchase?+
Often for square footage and newer product. Schools are Springfield 19, not Eugene 4J. Read the Springfield schools page if that is the brief.
