How long to sell a house in Eugene

People want a number of days. The honest answer is a pocket, a price, and whether the first photo tells the truth.

Updated September 4, 2026 · Jon Burke · Triple Oaks Realty

City median DOM

46 days

Opendoor, Eugene (past 90 days)

Then escrow

~30 days

After you accept, if the file is clean

Prep before list

2–4 weeks

Staging, film, not a Thursday slot

The answer

A city median is not your house. Public trackers recently put Eugene around 46 days to sell over a 90-day window — That is a city median, including houses priced to move. A ridgeline estate is not this clock. Add two to four weeks to get the house photographable, then about 30 days of escrow after you accept. Jon Burke will tell you which clock you are on before you list.

How long it takes depends on the pocket — not the city average

PocketHow it usually behavesWhy
Cal Young / 97401Faster when priced to the last three soldsFamily demand, Sheldon, Oakway. Clean listings do not sit for sport.
South Hills / 97405Longer if the view is not proven in the first photoSlope, light, and a smaller buyer pool. Staging and film matter more than a zip average.
Springfield / 97477–97478Often tighter than out-of-town buyers expectValue and new construction. Thurston does not behave like a Eugene luxury listing.
Florence / 97439Coastal calendar, not valley calendarSecond homes, weather, septic and inspection. Do not use an Eugene median here.
Luxury $1M+Not the city median. Period.Private network, first week, and a buyer who is not refreshing Zillow at midnight.

Opendoor, Eugene (past 90 days) for the city median · pocket rows are Team Burke practice, September 2026. We do not invent zip-level MLS extracts.

The timeline that is not a cash offer

Opendoor and iBuyer pages rank for this search because they sell speed. If you want a listing — photography, staging, a first week, a buyer who is not a form letter — plan for prep, market time, and escrow. Homes that are priced to the last three solds in the pocket still move. Homes priced to a memory sit, and then the days-on-market number becomes a stain.

Why the city median lies

A 97402 ranch and a 97405 ridgeline house are not the same product. Springfield can be tighter than relocators believe. Florence runs on a coastal calendar. Luxury above a million dollars is a specialist file: private network, film, and a buyer pool that does not live on a portal. If someone quotes you one number for “Eugene,” they are reading an index, not your street.

What actually shortens the clock

Price. Condition. The first photograph. Samantha stages so the house is not a storage unit. We do not list because a photographer had Thursday open. Launch when the asset is ready, then work the first week like it matters — because after that, the listing is already “that one that has been on Zillow.”

What lengthens it

A number you wish were true. A view the photos do not prove. Tenant-occupied showings. Deferred roof and a buyer who can count. We will still take the file. We will not pretend it is a 46-day median.

Two clocks

Priced Cal Young ranch vs theater on the ridge

A clean Cal Young house priced to the last three solds can still go pending inside the city median. A South Hills listing that needs the view proven, the main floor staged, and a buyer who understands slope will not. Both are “selling a house in Eugene.” Only one matches the Opendoor number.

Questions we actually get

How long does it take to sell a house in Eugene, Oregon?+

Public city medians recently sat near 46 days of market time, then about 30 days to close. Your pocket and your price decide whether that number is useful. Team Burke will say which before you list.

Does that include getting the house ready?+

No. Staging, film, and repairs sit before the MLS clock starts. Budget two to four weeks if the house is not already photographable.

How long after an offer is accepted?+

A clean Lane County file is often about 30 days of escrow. Title issues, appraisal gaps, and inspection theater add time. Melissa came from a title desk; that is why her files tend to fund.

Do luxury homes take longer in Eugene?+

Usually. The buyer pool is smaller. Show quality and a private first week beat a price drop. Jon Burke runs those files.

Can I sell faster with a cash offer?+

Yes, and you are trading speed for net. If that is the brief we will still tell you what a listing would have done. This page is the listing timeline, not an iBuyer pitch.

Why has my house been sitting?+

Price, photos, or condition. Days on market is a symptom. We will walk the pocket solds and say which.

Is Springfield faster than Eugene?+

Often on well-priced family inventory. It is not a rule. Thurston and 97478 still need the house to be the house.

How do I get a timeline for my address?+

Request a market analysis. We use live MLS solds in your pocket — not a city widget. Call 541-968-0423.
