97405 vs 97408 Eugene is the comparison luxury and move-up buyers actually make. 97405 is south hills, College Hill, Amazon, Fox Hollow — university-adjacent, slope, and a lot of the architecture conversation. 97408 is North Gilham, Van Duyn, Coburg-adjacent — estate lots, newer luxury, and a different quiet.

Neither zip is “better.” City median chatter in the high-$400s to ~$490k band will not price either pocket for you. Lot, light, and school assignment will. Team Burke sells both — we will not put you on the wrong ridge because the photo was greener.

What 97405 actually is

97405 covers a wide south Eugene map: Crest Drive and Fox Hollow view streets, Amazon park mid-centuries, College Hill and Fairmount character, and plenty of pins that only look like “the hills” on a portal. Amazon mid-centuries and Fairmount historic stock share the zip with true ridge addresses — and they do not share pricing logic.

You are closer to campus, downtown, and south Eugene school names — Edgewood, Camas Ridge, Edison, South Eugene High — with the usual caveat: verify the address. Southwest of Willamette can feed Churchill instead.

Ownership includes drainage, pitch, and winter access. Architecture conversations cluster here more than in most of 97408 — so do older systems and slope surprises. If you need a flat lot, say so out loud; you may be shopping Amazon or lower south-central streets, not the ridge postcard.

What 97408 actually is

97408 leans north and northeast: North Gilham subdivisions, larger lots, and estate corridors toward Coburg and Van Duyn. Newer construction shows up more often than on the south ridge. Quiet is the product; walkability to Oakway or campus is not.

Acreage and horse-property conversations live here more than in Fairmount. So do longer grocery and school runs. Map Beltline and Delta Highway at commute hour before you buy the silence — quiet is paid in minutes.

Newer North Gilham product still needs a commute audit. Buyers who skip that audit resent the silence by November.

Views versus acreage — pick the problem you want

97405 wins if you want in-town hills, ridgeline light, and south Eugene adjacency. 97408 wins if you want land scale without leaving the metro. Privacy on a doug fir ridge and privacy behind a gated meadow solve different nervous systems — say which one you mean.

Price-per-foot between a steep view lot and flat acreage is entertainment, not analysis. If you want both view and acreage, you may be shopping outside both zips — McKenzie corridor or true rural Lane County — with a different commute tax. Bring photos of the life you want; mood boards beat zip tribalism.

Schools, commute, and daily life

97405 trades slope for shorter runs to campus and much of south Eugene life. 97408 trades distance for flatness and space. UO and downtown workers often feel 97405 minutes; north-metro and airport-oriented households often feel 97408 access as the smarter weekday.

Attendance lines cut inside each zip. Do not buy “South Eugene” as a brand and discover Churchill. Kids’ calendars break both theories — drive the Thursday version of your life before you marry a zip.

Do 97405 and 97408 share the same schools?+

No. Assignments vary by address inside each zip. Do not buy a pocket name and assume South Eugene High or a specific elementary — we verify before you write.

Can I find acreage in 97405?+

Some larger lots exist, but serious acreage and Coburg-adjacent parcels show up more in 97408 and outside city limits. If land is the priority, start north/east and compare commute minutes.

Should relocators choose a zip before flying in?+

Shortlist both, then tour. Photos flatten slope and silence. Feet on the driveway decide.
