How we actually talk about streets
Cal Young and much of Santa Clara read as typical suburban night. Amazon and Fairmount are campus-adjacent — student traffic, some property crime, walkable. Downtown and the Market District are a real small city: lights, crowds, also unhoused neighbors and car break-ins. Whit is block-by-block. Springfield wants Springfield PD, not a Eugene slogan. We send police-log curiosity to EPD, not to a realtor blog table of 2019 rates.
What we will not do
We will not invent a crime grade, a rapes-per-thousand figure, or a safer-than-62-percent-of-cities line. Those numbers on page one are why this page exists as an honest alternative. If you need a statistic, use official EPD / FBI UCR sources and understand they lag.

A real miss
They read a B grade and skipped the only house that fit
A Niche-style page called a whole zip average. The house sat on a quiet Amazon street they would have loved at 9 p.m. We walked it. They wrote it. The letter grade would have sent them to a Cal Young ranch they could not afford.
