A 97403 student house, a Santa Clara ADU, and an Oakway condo do not share a model. Ask who occupies it, whether the HOA or the city allows that occupancy, and what happens in a Duck-game parking week. ADUs and small multifamily in Eugene

Accessory dwellings and 2–4 unit product can pencil when zoning, parking, and the existing house all work. City of Eugene ADU rules live on the city site — start at www.eugene-or.gov/ and confirm the lot, not a blog. We will walk the setbacks and the driveway before anyone runs a rent spreadsheet. Condos are a document stack

Tax, 1031, and what we will not say

Oregon has no sales tax. That does not make a rental a free lunch. Depreciation, capital gains, and 1031 exchanges are CPA work. We will flag when a file looks like an investment sale so you call one. We are not your accountant, and we will not quote a cap rate we cannot defend from the actual rent roll.

Short-term rentals are a different search

Eugene and Springfield short-term rules change, and Florence is a coastal occupancy file. If STR is the whole thesis, say so on day one. We will not clone a “best Airbnb neighborhoods” listicle. Most investors on this desk underwrite longer occupancy because the rules and the neighbors are the product.

A real miss

Campus house, HOA surprise, no rent roll

They underwrote a 97403 listing as a four-bedroom student machine, skipped parking and the actual occupancy rules, and treated Zillow rent-zestimate as a rent roll. The file died in diligence. Jon would rather lose that buyer in week one than unwind it in escrow.

Is Eugene, Oregon a good place to buy investment property?+

It can be — campus demand, hospital jobs, and a rental market that is not only tourism. It is not automatically a cap-rate town. Jon Burke will underwrite the use case, not a city slogan.

Where should I buy a rental in Eugene?+

Campus-adjacent 97403 and in-town product for student/faculty occupancy. Springfield and Santa Clara when the tenant is a household. Condos only after the HOA stack. We will not pick a zip from a blog list.

Can I add an ADU to a Eugene house?+

Often, if zoning, parking, and the lot work. Confirm on eugene-or.gov for the address, then walk it with us. Cheyenne joins when you are building.

Are Eugene condos good investments?+
